Tea Cakes Bed and Breakfast Policy

As a courtesy to the owner and staff, Tea Cakes Bed and Breakfast will need to know an approximate time you will check in. It is very important that you provide us with that information. You can coordinate a time as late as two hours prior to check-in. We would like to be at Tea Cakes to greet you. Don't worry, we are VERY accomodating. Early or late check-ins can be arranged. If you need to drop off bags prior to check in or check out, leave bags, and  return later, we can accomodate you!  

We are super sweet and accomodating at Tea Cakes Bed and Breakfast, but occassionally we will have a guest or two who tries to take advantage of our sweetness. Consequently, we had to create some rules. We don't like it, but we have to remember this is a business.(smile).  So here it goes......

FAILURE TO COORDINATE AN APPROXIMATE CHECK-IN TIME OR ARRIVING PREMATURELY AND LEAVING IS NOT A LEGITIMATE EXCUSE TO CANCEL YOUR RESERVATION. It is treated as a "No Show" and a REFUND WILL NOT BE GRANTED.

Cancellations must be made 14 days prior to your scheduled day of arrival. A $35 service fees will apply for cancellations made prior to the cancellation expiration period.

CHARGES WILL BE PLACED ON THE CREDIT CARD ON FILE 14 DAYS PRIOR TO THE SCHEDULED DATE OF ARRIVAL. UNDER NO CIRCUMSTANCE BEYOND OUR CONTROL CAN REFUNDS BE GRANTED BEYOND THIS PERIOD.

For a party of (3) three or more or the reservation of more than one room, a 100% deposit is required and a 50% refund will be granted for cancellations made 14 days prior to scheduled date of arrival. Cancellations made less than 14 days prior to scheduled date of arrival will receive a 0% refund.

Refunds can not be granted if guest(s) checks out a day or more earlier that the date (s) specified on the reservation. Guests are still responsible for all days reserved. Charges CAN NOT BE REVERSED.

At Tea Cakes Bed and Breakfast smoking and animals are not permitted. Failure to respect this policy is a $250 penalty.

Tea Cakes Bed and Breakfast is not ADA compliant. All bedrooms are upstairs and steps are used to entered into the building. We do apologize.

Reservations must be made in advance with a major credit card(VISA/ Mastercard/ Discover/ American Express). DO NOT RESERVE ROOMS WITH A DECLINED CREDIT CARD!!!! Your reservation will be denied.

 Tea Cakes Bed and Breakfast DO NOT OFFER REFUNDS to guests for the following reasons (I know the reasons sound silly, but circumstances have caused up to create these policies):
(1) No Shows. Failure to enter the premises is defined as a "No Show."
(2)Do not prefer our taste in interior design, decor, size or location of bedrooms or restrooms, or toiletries;
(3) Failure to read policy and/or description of room reserved;
(4) Desire to take a room reserved for a guest;
(5) Do not realized that a bed and breakfast is a private residence and not a commercial property or located within a commercial district as a hotel;
(6) Do not prefer location of the actual business in the city of Atlanta, its neighborhood, residence, residents, guests, demographics,or the City's residents, diversity, demographics, or city life.
(7) Failure to make reservation in location near place to conduct business, visit family, friends,etc;
(8)Weather, Acts of God, power outage beyond the business's control.
(9)Cancellations due to life events, emergencies, losses, anxieties,"state of mind" or events beyond the control of Tea Cakes Bed and Breakfast.

No one can anticipate emergences or unexpected life events. Travel insurance can help provided some comfort when unexpected life events occur during your travel arrangements.
